How do I view a property?

Viewings are arranged by contacting Tara & Co. through www.taraandco.com or the Rightmove, Primelocation or Zoopla sites. You may also call the branch on 01926 422 077 or visit our office at 21-23 Clemens street, Leamington Spa, CV31 2DW. If the property is occupied 24 hours notice may be necessary. All viewings will be accompanied by a representative of Tara & Co.

How do I reserve a property?

To apply for a property you will need to pay a holding deposit of £99. This will be due for each tenant and each guarantor. We cannot hold a property without this payment which will go towards the security deposit that is required under the tenancy agreement.

The fee is due in cleared funds in advance or at the time of submitting this form. You must complete the Homelet on-line reference application within 24 hours of paying the administration fee"

How will I be referenced?

"Tara and Co use an online referencing service, and all tenants must be referenced before taking a property. This system can provide a result within 24 hours of the application being made, but may take up to 72 hours, or longer in exceptional circumstances.. Prospective tenants are advised that they will require a monthly income of approximately 2 and a half times the monthly rent to be accepted. Please note this is only a guide, and can be affected by personal circumstances. Applicants will be asked to provide a range of previous address and current income/employment & landlord details, and there are three possible outcomes:

  1. Acceptable – Congratulations, the property will be taken off the market, and the tenancy agreement will be emailed to you.

  2. Acceptable with Guarantor –this means that a guarantor will be required to counter-sign the tenancy agreement. Each guarantor will also need to be referenced and pay the holding deposit. NB guarantors will need to earn around 3 times the monthly rent to be accepted. The tenancy will not be able to proceed until the guarantor has signed the contract.

  3. Declined – Unfortunately we would not be able to proceed with the proposed tenancy. Please note that before the tenancy can start acceptable tenants and guarantors may need to provide proof that they have occupied the address(es) that they have provided during the referencing process."

NB: Before the tenancy can start all acceptable tenants and guarantors will need to provide photo identification.

How do I sign the contract, pay my deposit and rent and collect keys?

All contracts are signed via Docusign, the worlds leading e-signature provider. You must pay your security deposit on the same day as signing the contract, either in our office, online or over the phone. The deposit is usually the equivalent of one and a half months rent, but may be more, so please ask a member of staff to confirm the required amount.

The rent will need to be paid prior to keys being collected, and all funds must have cleared before they can be released. All keys will be collected from Tara & Co's office.

Payments can be made by: cash, bankers-draft, bank transfer or cheque. Please note that cheques will require a seven working day clearance period, and that there is also a clearance period for bank transfers. We can provide our bank account details for on-line payments and bank transfers, so please request these, if these methods of payment suits you.

All payments of rent during the tenancy must be by standing order, so please be aware that you will be asked to complete a standing order mandate or show a screen shot from your online banking confirming the instruction has been set up.

NB: Standing order payments are your instruction to your bank, and once set up only you can change or cancel the instruction.

Does the rent include utility bills?

Unless otherwise stated in the property description, the advertised rent is "exclusive" of all utility bills.
