How do I view a property?
Viewings are arranged by contacting Tara & Co. through www.taraandco.com or the rightmove.co.uk site. You may also call the branch on 01926 422 077 or visit our office at 21-23 Clemens street, Leamington Spa, CV31 2DW. If the property is occupied 24 hours notice may be necessary. All viewings will be accompanied by a representative of Tara & Co.
How do I reserve a property?
In order to reserve a property you must make an application to rent the property. To do this you will need to pay a non-refundable administration fee of £100. This will be due for each tenant and each guarantor. We cannot hold a property without payment of this fee.
The fee is due in cleared funds in advance or at the time of the referencing appointment. When applying for the property please bring a form of identification (e.g. photo driving licence or passport).
Once the application has been made we will ask you to attend a referencing appointment, or return a completed reference application form within 48 hours of making the application.
How will I be referenced?
Tara and Co use an on-line referencing service, and all tenants must be referenced before taking a property.This system provides a result within 1 to 7 working days of the application being made, but may take longer if there are complications.
Prospective tenants are advised that they will require a monthly income of approximately 2 and a half times the monthly rent to be accepted. Please note this is only a guide, and can be affected by personal circumstances.
You will be asked to provide a range of previous address and current income/employment details, and there are three possible outcomes:

Acceptable – Congratulations, the property will be taken off the market, you will be provided with a draft copy of the tenancy agreement, and booked in to sign the contract and pay rent and deposit.

Acceptable with Guarantor – this means that a guarantor will be required to counter sign the tenancy agreement. Each guarantor will also need to be referenced and pay the £100 administration fee. There is a similar monthly income to rent ratio required for guarantors, and the property will remain on the market until they have been successfully referenced.

Declined – Unfortunately we would not be able to proceed with the proposed tenancy.
NB Before the tenancy can start all acceptable tenants and guarantors will need to provide proof that they have occupied the address(s) that they have provided during the referencing process.Guarantors will also need to be present at the contract signing.

How do I sign the contract, pay my deposit and rent and collect keys?
All contracts must be signed in the Tara & Co. office. You must pay your security deposit at the same time as signing the contract. The deposit is usually the equivalent of one and a half months rent, but may be more, so please ask a member of staff to confirm the required amount.
The rent will need to be paid prior to keys being collected, and all funds must have cleared before they can be released. All keys will be collected from Tara & Co.'s office.
Payments can be made by: cash, bankers-draft, bank transfer or cheque. Please note that cheques will require a seven working day clearance period, and that there is also a clearance period for bank transfers. We can provide our bank account details for on-line payments and bank transfers, so please request these, if these methods of payment suits you.
All payments of rent during the tenancy must be by standing order, so please be aware that you will be asked to complete a standing order mandate at the time of signing the contract.
NB Standing order payments are your instruction to your bank, and once set up only you can change or cancel the instruction.
Does the rent include utility bills?
Unless otherwise stated in the property description, the advertised rent is "exclusive" of all utility bills.
What is an inventory fee?
Due to the introduction of new legislation effective from April 2007, we are charging an inventory fee for each tenant for all our fully managed properties with immediate effect. Some landlords on other services will also request this. This cost will cover a member of team to perform a detailed inventory of the property which will act as a fair document in the event of a dispute, so tenants interest are covered. Any requirements for a tenant to pay for an inventory will be stated in the property description.
